Landlord Information

This is a written report consisting of 5 pages that is completed prior to a tenant commencing their lease. The report outlines the condition of the property at the start of the tenancy to confirm the cleanliness and state of repair of the property. Any comments that are made in the written inspection report e.g. hooks in walls etc are confirmed with dated photos. Upon vacating the property this inspection report and the photos are used to ensure the property is left in the same condition.

 

Property Condition Reports?

Routine inspections are conducted throughout the tenancy with the first inspection conducted after 3 months of the lease commencing. If everything is ok inspections are usually conducted every six months thereafter. These inspections are essential to ensure that the property is being maintained to an acceptable standard and to identify any maintenance that may be required. A copy of the routine inspection report is forwarded to Landlords after each inspection and should it be necessary Colin Brenchley will make contact to discuss items noted in the report.

Routine Inspections?

After a few reminders and if a tenant fails to pay rent after 14 days of the due date a termination notice is issued advising them to pay rent immediately or vacant possession will be sought after the expiry of the notice. In the new Tenancy Act that commenced on the 31st January 2011 an application for a tribunal hearing can now also be made on service of the termination notice. This saves valuable time instead of under the old Act of having to wait for the 14 day notice to expire before applying for a tribunal hearing.

 

What Happens When Tenant's Stop Paying Rent?

Tenants have several options to pay their rent, leaving no excuse for late payments. The most common method is for the tenant to remit the rent by electronic banking transfer to the Agent's Trust Account. Other methods include direct debit from the tenants nominated Bank Account, Money Order or Bank Cheque. Personal cheques and credit cards are not accepted.

How Do Tenants Pay Their Rent?

On the last business day of each month or if a Landlord has a specific date they need their rent by the net balance after deductions for any repairs and maintenance, council rates, water rates or strata levies is electronically credited to your nominated financial institution account. These are cleared funds and will usually be in your account the next business day for your access. A statement is also issued at the same time outlining total rent collected, all credit and debit transactions for the month and can be posted and/or emailed and a copy sent to your accountant if required.
